This is the question everybody asks and almost nobody in the trade answers. Below is the figure, what it covers, what it does not, and the specific things that move it either way.
Why almost nobody publishes this price
If you have searched for this before you will have seen it: page after page of "free quote, no obligation". The underlying reason is that a published range is a commitment, and a quote that comes out of a survey is not one until you sign it.
We publish ours because it also works as a filter. Anyone the range suits calls; anyone who was looking for half of it does not waste an afternoon, and neither do we. We work at limited capacity, so an enquiry we cannot serve costs us money rather than making it.
What decides whether it comes out at the bottom or the top
The gap between the two ends of the range is almost never the size of the bathroom. Bathrooms across metropolitan Barcelona are nearly all 3 to 6 m², and floor area barely moves the materials bill.
What actually moves it is what turns up once the walls are opened: the state of the services, and how much has to be dealt with behind the tiling.
Why the local housing stock matters here
68% of homes in metropolitan Barcelona were built before 1981. In that band you routinely find bathroom wiring with no earth, original soil pipes in cast iron or asbestos cement, and isolating valves that have not been turned in forty years.
None of those three is visible from the doorway, and all three cost money. That is the real reason the price is a range rather than a single figure — and the reason to be sceptical of anyone who gives you a fixed number over the phone.
VAT: why we charge 21% and not 10%
Every price on this page includes VAT at 21%. It is what you pay, not a figure the tax gets added to afterwards.
A reduced 10% rate does exist for renovation work on homes more than two years old (art. 91.Uno.2.10º of the Spanish VAT Act), but it only applies where the materials the company supplies stay under 40% of the taxable base. On a bathroom or a kitchen, where tiling, sanitaryware and units are half the budget, that condition is not reliably met.
A price whose tax rate depends on a condition the customer cannot check is not a published price. So we publish the rate we will actually charge, and we do not promise the other one.
The income-tax deduction for energy efficiency
Spain’s personal income tax (IRPF) deduction for work that improves a home’s energy performance runs until 31 December 2026. There are three bands, depending on what an energy certificate can demonstrate before and after: 20%, 40% or 60% of what you spend, each with its own cap.
It is not a grant and it is not paid up front. It is claimed on the following year’s tax return, and it requires an energy certificate issued by a qualified technician both before work starts and after it finishes.
The Next Generation renovation grants closed on 30 June 2026. Royal Decree 326/2026 has been published but is not yet claimable, so as things stand the IRPF deduction is the only route open.
Bathroom renovation in Barcelona

Questions we are always asked
- Does the price include materials?
- Yes. The published range is for finished work and includes standard-range materials: porcelain floor and wall tiling, porcelain sanitaryware, thermostatic taps and a screen. If you choose a higher range, what gets added is the difference in the material price, not a percentage on the total.
- How long does a bathroom take?
- One week on site for a standard bathroom, from strip-out to final clean. If the flat has only one bathroom, that is the week you cannot use it, and it is worth planning around before work starts.
- Do I need a building permit?
- For a bathroom that touches no structure and does not change the layout, most municipalities in the area only require a prior notification to the town hall. Move a partition or open a new opening and it becomes a different matter, which we tell you at the survey.
- Can I just swap the bath for a shower?
- Yes, and it is a different and far cheaper job than a full renovation. It has its own page with the price on it.
