We publish the price because it is the first thing anyone wants to know, and almost nobody in this market will tell you. Below is what it covers, what it does not, and what moves the number either way.

Why that figure is worth believing

  • The price, before you call

The figure above is ours and it is published. Almost nobody in this trade publishes one.

  • One builder, not five

Your details go to Andranik Hasratyan and nobody else. Half of Barcelona will not ring you.

  • His own work, photographed

The photographs below are flats he finished, each one with what it actually cost.

  • Barcelona and 85 towns

If your postcode falls outside we tell you in the form, not after the visit.

We call back within 5 minutes (business hours)

  • 5 minutes is how long we take to call you back, in business hours
  • 1 week on site for a standard bathroom
  • You get one builder, not five sales calls

What do you want renovated

Only that builder. Nobody else.

A complete bathroom of 4 to 6 m². Building work, mid-range materials and labour. This is the range most bathrooms of this size fall into in Barcelona’s housing stock. The firm price is set by the builder in writing after the visit.

What pushes it up

  • Moving the toilet or shower, because it means opening up the soil pipe
  • Tiling to the ceiling rather than half height
  • Concealed taps and a made-to-measure shower tray
  • Underfloor heating
  • A building with no lift, third floor or above

What brings it down

  • Keeping the sanitaryware and drains where they are
  • A shower tray laid over the existing floor
  • Standard-format, in-stock tiles
  • Flexible dates, no rush

What is included

  • Strip-out and removal of rubble to a licensed tip
  • New plumbing and electrics inside the bathroom
  • Waterproofing of the shower area
  • Wall and floor tiling
  • Mid-range sanitaryware, taps and shower screen
  • Paint and an accessible suspended ceiling
  • Final clean

What is not included

This is the part quotes usually leave out. We would rather say it first.

The permit, if your town hall requires one
€150 to €400 depending on the municipality. The builder files it and invoices it at cost.
Whatever appears once the wall is open
Lead soil pipes, damaged beams, aluminosis. Quoted separately, and shown to you before anything is touched.
High-end or designer sanitaryware
If you pick a specific piece, the quote is adjusted to its real price and you see the supplier invoice.
Any work outside the bathroom
Quoted as a separate job.

Bathrooms by the builder we work with

The same bathroom before the work: a bath with a curtain, a blue suite and the original white tiling Before
Renovated bathroom with a level-access shower, black and white marble-effect porcelain, a black basin on a wall-hung vanity and brass taps After

Badalona

Full bathroom: the bath becomes a shower

The bath and the bidet came out. In their place, a level-access shower with a fixed screen, a basin on a wall-hung vanity and brass taps. Retiled floor to ceiling.

6,500 VAT included 1 week

Freestanding bath set on the original hydraulic tile floor, beside a black-framed window
  • Second bathroom in the same flat, with a level-access shower, large-format grey porcelain and a round countertop basin
  • Third bathroom in the same flat, with textured white tiling, a wall-hung WC and a white vanity with an integrated basin

Barcelona

Freestanding bath on the original tile

The hydraulic tile floor was salvaged rather than lifted. The freestanding bath sits on the existing floor, with the tap run exposed. The price is for this bathroom; the other two in the same flat are in the photos.

5,500 VAT included 1 week

Small bathroom with a two-drawer white vanity, a wood floor and a green-framed window

Barcelona

Small bathroom, everything left in place

Nothing moved position and the floor runs continuously with the rest of the flat. This is the cheap end of the range, and the closest to most bathrooms in the area.

How it works

  1. 1

    You leave your number

The number, what you want renovated, and your postcode. Nothing else.

  2. 2

    We call within 5 minutes

A three-minute conversation in English: what you want done, rough measurements, the state it is in, and when suits you. You get a realistic range before anyone visits your home.

  3. 3

Visit and a fixed written quote

The builder comes, measures, and you get a fixed price in writing. If it does not work for you, that is fine and we do not call again.

Questions we are always asked

Do you actually work in English?

Yes. We handle the call and the introduction in English, and the builder quotes, contracts and files the permit paperwork in English too. This matters more than it sounds: most disputes on a renovation come from a scope misunderstanding, and that risk goes up when you are agreeing to something in your third language.

How long does a bathroom take?

About a week on a standard bathroom. Part of that is not work: it is the drying time for the screed and the waterproofing. Skipping those days is the single most common reason a new shower ends up leaking into the flat below.

Do I need a permit?

For a bathroom that does not touch the structure or the facade, almost every town hall in the area asks for a comunicación previa, a prior notification rather than a full licence. It costs €150 to €400. The builder files it, and it sits outside the building quote.

Can I use the bathroom during the work?

If it is the only one in the flat, not for about a week. It is the first thing to sort out before fixing dates, which is why we ask on the call.

I do not live in Spain full time. Can you still do the work?

Yes, and it is common. The builder agrees the scope and the fixed price with you before you leave, sends photographs at each stage, and you get the keys back with the final clean done. It does mean the quote has to be unusually specific up front, because you will not be there to make decisions mid-job.
