What do you want renovated

A complete flat of 65 to 90 m². Building work, all new services, mid-range materials, labour and site management. The firm price is set by the builder in writing after the visit.

Major works licence and municipal fees
Depends on the town hall and the scope. The builder files it and invoices it at cost, with nothing added.
Structural repairs and building defects
Aluminosis, failed beams, damp coming through the facade. Nobody knows until it is opened up, and it is quoted separately with the engineer’s report in front of you.
Windows and facade openings
In many buildings these depend on the residents’ association and on local conservation rules. Quoted separately.
Furniture, appliances and decoration
Outside the kitchen, which is included in full.

Questions we are always asked

Can you really renovate a whole flat for €35,000?

In a small flat with no structural changes, yes. Above that, a new layout, new windows and building defects start to dominate, which is why we publish a range rather than a single figure.

What is aluminosis and why does everyone mention it?

Aluminous cement was used in Spanish construction between roughly 1950 and 1975 and degrades over time, weakening floor beams. It is the main reason a fixed price on an older Barcelona flat can move. If it appears the builder stops, brings in an engineer, and shows you the report before going further.

How long does it take?

Eight to twelve weeks with the flat empty. Done in phases while you live there it takes considerably longer and costs more, so it is worth avoiding if you have anywhere else to be.

Do I need a licence?

For a full renovation, almost always a major works licence with drawings by a registered technician. The builder handles it. Processing times vary a great deal between Barcelona city and the surrounding towns, and that is usually the least predictable part of the schedule.

Can I keep the original hydraulic tile floor?

Almost always, and it usually costs less than replacing it. What has to come up is lifted carefully, cleaned and polished. In flats built before 1936 it is the thing people are most glad they kept.
